New York City Office Space Research Tips

Tip #1:

Take notes. Do not expect to be given a pad of paper when you tour a New York City office business center. Bring your own supplies with you.

Tip #2

Ask a lot of questions. Unless you are an office business center expert, you need to do some investigating. Also, there are differences among the many kinds of executive suites in New York City. For example, some office business centers in New York City will offer you a package that includes phone handsets and calling plans, while others will not. Or, some office space is in Midtown, while other office space is in the less business-friendly garment district. If you are from out of town, research the neighborhoods in New York City. Office business centers in Midtown Manhattan are the best.

Tip #3

Bring your whole crew. Do not show up to your first tour of your New York City office without your peers, or at least the decision-maker(s).

Tip #4

Ask to see the kitchen of the office business center you are touring. This will allow you to see whether or not the office space you are touring is clean, and it allows you to open the sales person up to telling you about freebies offered by their particular New York City rental office.

Tip #5

Ask about the reception team. Some New York City office business centers go to great lengths to staff their reception and administration teams with trained, university educated graduates. Others…well…do not. You want to know who is going to be answering your phones. After all, you want to be professional when competing with other businesses in New York City.

Tip #6

Try before you buy. Do not go to an office business center in New York City and sign an agreement blind. Ask your salesperson if it would be possible to try out an office for a day before you sign a lease. Most knowledgeable sales people with a good product will be more than happy to let you do so.

Tip #7

Aesthetic is often secondary to convenience, but…like it or not, people care about first impressions and appearances in New York City. Office business centers were not all created equal. Some are perfect tens…others are eights… some are sixes…fives…and even twos. Know before you go. Any reputable office business center in New York City will be more than happy to send you pictures before you even tour. Remember, a picture is worth a thousand words.

Tip #8

If you should tour during one of the warmer months, remember what winter is like in New York City. Office business centers near publics transportation are more likely to be visited by potential clients and investors than New York City rentals in remote areas. You need your serviced office to be in the center of New York City. Otherwise, you may not be seeing many people between December and March.

Tip #9

Who is currently renting space in the New York City office business center you are visiting? You will want to ask your salesperson this question, but you will also want to do some research yourself while you are touring. Are there many people in the office suite waiting room? This may factor into your decision when it comes to New York City offices.

Tip #10

Do not get excited about your space in a New York City office business center until you see your agreement in writing. Offices get snapped up left and right in the active New York City office business center market. What is here today may be gone tomorrow.
